How long from paying my deposit will they be completed?
The construction of your Selo Suite Villa is expected to take between 9 and 12 months commencing when the 50% or 75% down payments have been received.
What happens if I don’t want to utilize the 30 days per annum? Can I give to my friends or cash them in?
Only registered family members can use the Resort as part of your owner days. You can forfeit the 14 days and the villa will remain in the rental pool to accrue returns.
Will other transportation services be available to shuttle guests to and from the facilities at the Residences and beach?
Yes, we will have a shuttle to collect guests from certain drop off points to the beach or guess will have direct cycling, walking or self drive access through the resort to the beach.
Are there any medical facilities close by?
An international standard hospital recently is in operation in the capital city of Mataram (1-hour away) and there is a local standard hospital located in the neighbouring city of Praya (30 minutes away). Furthermore, with the Moto GP, a new state of the Art facility has been built in Kuta which is approximately 30 minutes from the Resort. It was a key requirement to be able to host such an internationally recognized event. Small community clinics also exist in Selong Belanak and Kuta, which can provide basic medical care. International and domestic airports are just 30-minutes away on well-maintained roads.
Are there plans to build a communal pool within the Resort at some point in the future? What other facilities are anticipated?
Owners and guests will have access and usage rights to the main SSR Resort facilities.
What if an owner wants to book friends or family, do they get discounts?
The 14 days a year allows free stays for the specified family of the owner. Owners can also enjoy attractive friends and family rates, subject to seasonality and availability.
Are there any exceptions that would allow an owner to use the property for more than 14 days per year?
Yes, under the In-Residence structure. This can we discussed and planned during the annual usage allocation request period at the end of the previous year.
Are there any other options for clients who would prefer to use their own agency for the sale of their property?
Yes, this is no problem once Selong Selo has declined to purchase.
Can buyers elect their own legal counsel or are they obligated to use SG Advisors?
Yes, if they wish, at their cost.
Are there options to get a larger plot of land?
No, as larger land sizes in this phase will negatively affect returns on your investment. However, we can offer larger land lots and villas in the main Selong Selo Resort and Residences development.
Do all plots available have ocean views?
Every plot we offer, across all stages, has an ocean view of Selong Belanak Beach and Bay. We are using any land without a view as common areas, staff quarters, car parking, etc.
Is there internet connectivity in the area and, if so, is it reliable?
Yes, there will be high-speed internet supplied to the entire site.
Will there be storage facilities for owners to leave their personal belongings?
This option is not available in Selo Suites.
Does the insurance cover natural disasters, i.e. earthquakes, slides,hail, volcanic ash, fire, etc.? And will there be an excess for owners to pay?
Yes, it covers all these items. And there will be an excess to pay in the event of a major claim.
Assignment to third parties – is there a chance to specify the requirements for your consent in case I want to sell?
Consent will not be unreasonably withheld. This clause is in there to prevent prohibited or undesirable persons from owning for the benefit of all owners.
Is the Construction Earthquake-proof?
All Indonesian SNI standards are followed for design, including earthquakes.
Can I use my SMSF to purchase a property?
Yes, you can use SMSF to make the purchase.
Is there a parking space for the cars in Selo Suites?
No, there is no parking or garage in Selong Selo Suites.
What does PT PMA stand for in Indonesia?
PT PMA stands for Perseroan Terbatas Penanaman Modal Asing Indonesia, which translates to a Limited Liability Company with Foreign Capital Investment.
How is PT PMA different from other types of companies in Indonesia?
PT PMA is fully owned and controlled by foreign investors. It operates under the laws and regulations of Indonesia, subject to the same legal and tax requirements as locally owned companies.
What are the key requirements for setting up a PT PMA in Indonesia?
Key requirements include a minimum total investment of IDR 10 billion, a minimum paid-up capital of IDR 10 billion, a calculation of ownership percentage based on the nominal value of shares, a minimum of two shareholders, and the need for at least one Director and one Commissioner.
What documents are required for the establishment of PT PMA?

What is the step-by-step process for establishing a PT PMA?
The steps include preparing and executing the Deed of Establishment by a notary, obtaining approval from the Ministry of Law and Human Rights, acquiring the PMA's domicile letter from the District Government, obtaining a tax number (NPWP) and Taxable Entrepreneur Confirmation Number (NPPKP), and applying for Investment Registration through the Online Single Submission System (OSS) to receive the Business Identification Number (NIB).
What information is required in the Deed of Establishment for PT PMA?
The Deed of Establishment should include information such as the PMA's name and domicile address, purpose, objectives, and scope of business, authorized, subscribed, and paid-up capital, number of shares, classifications of shares, Board of Directors and Board of Commissioners details, procedures for General Meeting of Shareholders, and procedures for appointment, replacement, and dismissal of Board members.
How is the approval process for the Deed of Establishment carried out?
After preparing and executing the Deed of Establishment, approvalis sought from the Ministry of Law and Human Rights. Once approved, a Ministerial Decree is issued.
What is the significance of obtaining a Business Identification Number (NIB) through the Online Single Submission System (OSS)?
The NIB is crucial as it is obtained through the OSS system during the Investment Registration process. It serves as the Business Identification Number for PT PMA and is essential for business operations and compliance with Indonesian regulations.
